Legacy Partners, Griffin Capital Debut Colorado Community

Residents have begun moving into the 245-unit second phase of Legacy at Fitz in Aurora.

 

A joint venture between Legacy Partners and Griffin Capital has opened the five-story, second phase of Legacy at Fitz in Aurora, Colo. Residents have begun moving into the newly constructed building.

 

Legacy at Fitz has a total of 363 apartments, ranging from 564 square feet to 1,667 square feet, in four buildings. The first phase of the project was completed in May 2021 and comprised a five-story building with 109 units, offering one- and two-bedroom apartments, and two three-story townhome structures with nine three-bedroom residences. The five-story, 245-unit second phase, located at 13253 E. 13th Place, offers studio, one- and two-bedroom apartments.

 

Unit amenities at Legacy at Fitz include digital locks, above-standard ceiling heights, hardwood-style flooring, quartz countertops, gooseneck kitchen faucets, chrome bathroom faucets, washers/dryers, microwave ovens and balconies in select units.

 

Residents have access to conveniences that include two courtyards, a pool and spa, a two-story fitness center and yoga room, a fifth-level observation deck with views of the Front Range, and a clubhouse with a fully functional kitchen, billiards table, a private video game room and a private dining room. Legacy at Fitz has 497 parking spaces, with covered parking available for a fee.

 

“Legacy and Griffin chose to develop in the Fitzsimons Aurora submarket due to its dynamic sense of energy.  Not only is it the major medical hub in metro Denver, it enjoys great access to downtown, Denver International Airport and the Denver Tech Center. Employment is just outside the doorstep, and the residences are located adjacent to Denver’s Light Rail system,” R. Lane Cutter, senior managing director at Legacy Partners, told Multi-Housing News.

 

Legacy at Fitz was designed by Davis Partnership and Catamount Constructors served as general contractor. The property is managed by Legacy Partners.

 

The property is situated across the street from the former Fitzsimons Army Medical Center, which was decommissioned in the 1990s to develop the Fitzsimons Innovation Community, the University of Colorado Anschutz Medical Campus and additional facilities. Legacy at Fitz is close to Denver International Airport and a half-mile from a light rail station. The Rocky Mountains, Denver Tech Center and downtown Denver are also accessible from the property.

 

Cutter noted that Legacy Partners and Griffin Capital intend to team up on future projects and have another Aurora site under contract.
